Before making any investment with these companies you need to be aware of the following facts;

The parties involved;

Andrew (Andew) John Camilleri, listed as Director until earlier this year and one time sole shareholder of Freshstart Living Limited, currently bankrupt with debts of in excess of £5million.

Check on the Government Insolvency service website under "Camilleri"

Phillip (Philip) Wright, currently the sole director of Freshstart living Limited. His previous Company “Wrightchoice Developments Limited” is in liquidation with debts of in excess of £4million.

Wright is the sole director of Freshstart Living Limited. Cooper Williamson who are handling this “liquidation” will confirm this Call : 0844 504 1999. Nick Morgan at Cooper Williamson will also confirm that Andrew (Andew) Camilleri) is or was also a client of theirs.

Alan (Paul John) Pierce is the sole shareholder of Freshstart Living Limited. He is the cousin of Andrew (Andew) John Camilleri. His previous company : H.A.Cleaning & Maintainance limited subsequently failed and went into administration. Alan Pierce claims to reside outside british jurisdiction.

Just look at the following entry number 4 on the placenorthwest website dated 1 June 2011

Fresh Start, formed in 2008, specialises in refurbishing unwanted tower blocks disposed of by local authorities. Fresh Start's assets include Trafford Press, Madison Court in Salford and Bispham House in Liverpool. Camilleri entered property investment, following his father's example, at the age of 16 and claims to have a portfolio valued at £50m.

Considering an investment with FSL in Greenock (Waterfront Campus)? A little due diligence has revealed the following. FSL are currently selling student pods in Greenock. However they have not yet purchased the property and it is still for sale through Knight Frank (you can check this on their commercial website). Solicitors have apparently been instructed but NO deal has yet been struck. Which means another buyer could still surface and purchase the property from under the very noses of the individual purchasers of the pods. I wonder how easy it would be to get our money back if this should happen, given the info previously posted about the directors.
Also, the pods are advertised by FSL as ready for occupation next month with the new student intake but this is clearly not going to be possible as work in preparing the rooms has not yet begun, nor can it until the sale is completed.
Interested to know if anyone has bought a pod in Greenock and what their due diligence has revealed.

The company registration details on the "Contact Us" page of the website for Fresh Start Living Limited have now been removed;

"UK Registered Company 6816500"

This information is required by law.

As they have loads of different companies called fresh start living
how are you supposed to know who you are dealing with?

I have spoken to the staff at Fresh Start Living Ltd to get an answer to one question. They failed to answer. I wonder if they are having difficulty answering it. Please post this message webwide and see if they will now give an answer.

reserved and paid for 2 units in CBP in July, contracts not ready after over 2 months. Caused me tremendous stress and anxiety. Lost lots of time and money and energy.

I have read all the comments left, I am shocked as I have completed on 3 units in Greenock, student pods.

I was refered by a friend who previously brought from them, I did my research before buying as this company were selling their student pods for £27,500 (cheapest in the UK). I found this bizzare, so as anyone would do I called Fresh Start and asked how can you sell so cheap?

I spoke to a gentleman called Humayun who told me they buy distressed properties from builders going bankrupt, basically they buy cheap so can sell cheap.

Anyway he talked me into buying Greenock Halls in Scotland, this is the first time I have invested outside London but it was a great deal.

I brought 3 pods of him at £25k each, with free legals and a 2 year rental guarentee.

He emailed me pictures of the building, rooms and most importantly the document showing that Fresh Start owned it.

I reserved with him of £9k which I wasnt sure of as the funds were paid to Fresh Start.

I hadnt recieved my contract after 7 days so called in to chase it up, a couple of days later it arrived.

I exchanged contracts and completed on the same day (within 2 weeks)

As promised I have recieved my first rental income, which they said would be paid a month in advance.


I am very pleased with Fresh Start and would recomend to anyone. I am a investor so I dont really care about who was the previous director and things like that, what is important that I walk awy with a fantastic deal.

I would get your solicitor to look closer at this deal. Property requires major refurbishment...has no HMO Licence....has no plannibg consent other than students. There are no students in Greenock. Fire Officer & Inverclyde Council in process of closing building down.

Nothing will happen until Planning & HMO applied for which could take 12mths and a cost of £1million +

Thank goodness for "What Consumer" and the Advertising Standards Authority. At least people can make an informed opinion whether to invest with Freshstart Living. I wouldn't!

Yes i purchased one student pod at Greenock in November 2011. To date i
have not received any rental payment from Fresh Start.
I have phoned them on several days, they just say the money will be paid shortly.

Philip Wright was a director of Wrightchoice Developments Ltd (company number 03768709). Philip Wright put this company into Liquidation less than a year ago. Wrightchoice owes millions of pounds to the many small businesses it failed to pay. Alan Pierce was also a director of Wrightchoice Developments Ltd.

Alan Pierce was also a director of Live at Lakes Ltd. The only current director of Live at Lakes Ltd is Philip Wright. Philip Wright is the only shareholder.

Antony has posted an interesting message on the moneysavingexpert com website. I've abbrevt it here;

I have taken calls from Freshstart trying to encourage me in. BMV is their big selling point. (Below Market Value).

If the adage of the house is only worth what someone is prepared to pay for it is reliable, then this would surely suggest that the BMV figure is irrelevant. The BMV price is in fact the true value. An argument could be put forward that the purchaser is simply helping to chase values down.


One major inconsistency is the fact that logically the buyer should be concerned that with potential distressed sales readily available, and with offers being accepted currently that would have been described as derisory twelve months ago, the indications are that the market place remains very unstable overall.

To buy on the basis of a prediction of only a further 10% fall appears over optimistic. Presumably the cash buying purchaser is in fact borrowing from a facility that gives the opportunity of rapid completion. Each month the property remains vacant any potential profit is likely to be eroded by payments, doubly so if the market continues to fall.


Perhaps the abbreviation BMV is a misnoma, CFK would be a more appropriate description, Catching Falling Knives.

Reading through some of their website I see numerous holes in this "investment". What are you buying? Just a bedroom? That would explain the apparent low rent as there is still the kitchen, bathroom, lounge, hallway, landing, stairs, lift and front door still to pay for. Annual Service Costs? Paid to whom? They aren't going to go down are they? Refurbishment not complete? The promise of jam tomorrow.

Certainly there must be investment opportunities in student accommodation, but with applications down 7.6% on this time last year (news reports today) and tuition fees up next year it could be a softening market in a number of cities quite soon. Of course just 7.6% down on what was a bumper year for applications may well be an excellent result.

I would be very cautious. (Is it a collective investment scheme or time share? You due to be a absentee part owner of a flat in a part of a block?) I would want to see the property and would appoint my own solicitor. The more I think about it the more uncertain I am that this is an "investment" at all. No thank you. Not for me.

I spoke to Freshstart Living after being called by them. I don't know how they got my number. I asked some questions and was told to check their website. This is what it says on their faqs.

What is the procedure for purchasing a property with FreshStart?

In order to reserve one of our properties you will need to complete a reservation form which will also include details of your solicitor/lawyer. Once this has been signed you will need to transfer a reservation fee of £3000 into our account via bank transfer which is non refundable. £1000 of this fee is to cover administration costs and the other £2000 will be deducted from the total amount of the property. Once we have received the funds into the account we will take the property off the market and you will hear from your solicitors with regards to your contract for exchange. Exchange will need to occur within 14 and 28 days of reservation. Completion of contract will then take place 14 to 28 days after exchange if the property is built or after the property completion date in the future. If the property is incomplete there is nothing to pay after exchange until the property is built.

WHAT HAPPENS IF I PAY MY DEPOSIT AND THE PROPERTY IS NEVER COMPLETED BUILT OR REFURBISHED? WHAT IF FRESHSTART LIVING GOES INTO LIQUIDATION FIRST, IS MY MONEY PROTECTED?

Hi, I purchased a student pod in Montgomery House, first FSl did not comply with payment plan, for which I have to sell my car and other things to pay them to complete. than they said rent will be paid from a date which was not justified and now they are not paying rent. If anyone is also not receiving rent please contact me as we need majority of lessee to oust them from the management legally.
