Holiday refund

We paid a deposit of £100 on a holiday in March. The balance of £1298 was due on Monday18th April.
We paid this balance on Saturday 16th of April.
On Monday 18th of April I received a phone call from our letting agents, stating our landlord wanted his property back and we would have to vacate the property by 16th of July. This was totally unexpected, we only moved into the property in July 2010.
We have no spare funds to finance moving into another property, so we had no choice but to cancel the holiday.
I rang the holiday company immediately explaining the circumstances and asked for a refund. I reminded them I was actually informing them on the day the balance was due.
They have finally replied to us today, 28th April they have offered us £978 that it is £320 less than the balance we paid.
Is this fair?
We have holiday insurance, would they cover our loss?
