Urgent consumer advice needed pls

Hi everyone

Ive had a private company providing building control for my project which is now in the snagging phase. This company reguarly works with the builder cum developer as do all the rest of the parties involved in the build including the person administering the minor work contract.The builder/developer was project manager and employed all the relevant trades.

Im really pleased with the outcome and this private building control except that there has developed a major problem with the area of tiling (over UFH with kitchen and bathrooms sat on it) which im now fighting civil but evasive / rearguard action to get them to put right. I haven't yet paid any of the retention fee, which is a considerable amount. Having taken independant advice from numerous experienced tilers and floor specialists etc it appears that the fault probably lies mainly with the tiler but possibly the builder and heating engineer have also contributed to the problem.

my question is: The builder has now asked that the building control company could call by to do his final inspection. Ive made an excuse for the first proposed date but i need to know whether i can / should refuse building regs access and so prevent the project being signed off until this floor problem is sorted. The builder has told me this signing off doesn't have any impact but im obviously very dubious of everything he or any of the people working working with him now tell me.

Also could someone point me in the direction of some information regarding my rights and their liabilities in this situation.

The building control surveyor's job is to make sure the project complies with building regulations which are in turn generally to do with health and safety.

Therefore this should not have any effect on your undertile heating problem.

If you see my signature I deal with building disputes and particularly with tiled/stone floors.
